How this service may be used

Back Title Research locates prior title policies for closing attorneys, paralegals and title companies in North and South Carolina. This page sets out what we ask of you when you use it, and what you can expect from us.

Who may use it

Accounts are for licensed closing attorneys, their staff, and title companies we have approved. Every account belongs to a firm, and every account is approved by us before it can be used.

Your sign-in details are yours. Do not share them, and do not let somebody outside your firm use your account. If a colleague needs access, ask us and we will set them up with their own.

Tell us promptly if somebody leaves your firm, or if you think somebody else has used your account.

What you may ask us to search

Searches are for real closing files your firm is working on. We cover properties in North and South Carolina.

Please do not use the service to compile records in bulk for a purpose other than closing a transaction, to build a competing product from what we return, or to research property you have no professional reason to be looking at.

The reissue

There is no subscription and no per-search invoice. The consideration is the reissue: when we locate a prior policy, we ask that you use best efforts to send the reissuance to Venture Title, following the instructions on the prior policy.

We understand that this is not always within your control — a client may direct otherwise, and a file may not close. Best efforts is what we ask for, and it is what the agreement on the sign-in screen refers to.

The documents we return

Policies we return are watermarked copies, provided for the closing file they were requested for. Use them for that purpose, and share them with the parties to that transaction as your practice requires.

Please do not republish them, resell them, post them publicly, or feed them into a product or dataset outside your firm.

Documents contain other people's personal information. Handle them with the same care you would apply to anything else in a closing file, and under the same professional obligations you already work to.

What we do with your information

We use what you send us to run the search, return the result, and keep a record of the work. We contact closing attorneys, underwriters and prior agents on your behalf as part of that search, which is how the service works.

We do not sell your information, and we do not share your firm's search history with other firms.

What we cannot promise

Not every prior policy can be found. A search that comes back empty is a real outcome and not a failure of the file — some policies were never recorded, some offices have closed, and some records did not survive.

What we return is what we located. It is not a title opinion, not a commitment, not title insurance, and not legal advice. The professional judgement about the file remains yours.

If something goes wrong

If we get something wrong, tell us and we will put it right. If an account is being used in a way that conflicts with this page, we may suspend it while we sort it out, and we will say why.

Changes to this page

We may update this policy. The date at the top is when it last changed meaningfully, and you are asked to agree at each sign-in so nobody is bound by wording they never saw.
